The state of Texas via the Texas Real Estate Commission has created standards of procedures that all home inspectors in Texas are required to follow. The entire SoP can be found here: Standards. Here is one of my sample reports (the names have been changed to protect the innocent).
Briefly, we are looking in five basic areas plus optional items:

Roof Cover and Structure
Doors and Windows – this is an area where many inspectors cut corners. With the ever-changing quality in replacement windows and fly-by-night window companies, energy efficiency is of utmost importance and inspectors must be mindful to stay on top of the spec for new materials being used.
